Land of the Free! Buyer are looking for deals...and finding them.

In the past week, we have seen two vacant land parcels go under contract. Both speak volumes about the opportunities available to the Crested Butte real estate buyer of today.
The first lot under contract is a 0.33 acre parcel located in the upper reaches (4th filing) of CB South, listed for $65,000. This is the second-lowest priced lot in all of CB South. For comparison, we were seeing similar lots close for around $200,000 just a few years ago. Current land listings in CB South range in price from $60,000 up to $295,000.
The second lot to go under contract this week, a 0.58 acre parcel in the ski-in ski-out Summit neighborhood of Mt. Crested Butte, is listed for $250,000. A fine lot, and the lowest-priced in Summit. These are dream lots, ski-in ski-out, on the slopes of Crested Butte Mountain Resort. Less than three years ago a 0.59 parcel in the Summit sold for $820,000! There are currently 7 lots for sale in the Summit, ranging in price from $250,000 (under contract) to $850,000.
To say we are in an opportunity phase of the market cycle is an understatement. Vacant land is currently one of the most opportune segments of the market, regardless of where you look: in Town, on the mountain, in the surrounding areas...
Skyland is no exception. Just two miles from the Town of CB, surrounding the stunning 18 hole Robert Trent Jones II golf course at the Club at Crested Butte. Consider Skyland Lot S 87, a 0.63 acre parcel on the golf course, offered at $225,000. Membership to the club ($55,000 value) is available and negotiable. Lots in Skyland have recently sold in the $450s.
